All necessary cooking utensils, cutlery, pots and pans, etc. are provided.
THE LOCATION: Port Charlotte, Florida; on the Gulf Coast in Southwest Florida, approximately 25 miles north of Fort Myers and about 90 south of Tampa.
THE SETTING: A lovely (award winning) gated park community (24 hour security, including roving patrols) with nearly 1,200 homes. The park amenities include: free access to 4 swimming pools (one dedicated to children, the others stricly for adults),
2 hot tubs,
a billiards room, 3 tennis courts,
a mini-put golf course,
bocce ball courts,
shuffleboard courts, a lake for hobby boats and fishing.
A new exercise gym, with excellent equipment and a sauna, is available through a small fee payable to the park. And for the golfers,
the community surrounds a challenging, and well-maintained,18-hole executive golf course, available by the usual payment of greens fees and tee-off reservations. The park also has a restaurant. See this site for more information.
OFF-SITE AMENITIES: The house is about two miles from Charlotte Harbour, and good Gulf beaches (Ft. Myers and Venice) are within reasonable driving distances. There is abundant shopping nearby, and a Winn Dixie supermarket is within walking distance.
RENTAL INFORMATION: The house is NOT available in the 2010/2011 winter season. Non-smokers. No pets. Tenants will be required to sign a lease (which requires park approval). Enquire about rental fee through contact information below. Preference will be given to tenants desiring muli-month rentals. The rental fee includes all utilities (electric, water, sewage, basic service cable TV, basic telephone, Internet connection). It does not include long distance telephone calls, although currently the service contract provides for unlimited long distance in the U.S. and Canada, which may be available during the tenancy.
RESTRICTIONS: Maple Leaf Estates is a superior quality manufactured home park and has a number of reasonable rules for park use that owners and renters are expected to observe. These will be provided to the tenants. By Florida law, a renter (one only) must be at least 55 years of age and all renters will be required by the park to prove age (photocopy of current driver's license will suffice).
